Our client is a Boise, ID based, real estate investment, development, and property management platform with a $1 Billion+ portfolio of multi-family assets across the Western United States. They build and operate leading-edge apartment communities that inspire residents through design, innovation, and sustainability. Backed by long-term investors, their focus is on expanding their multi-family portfolio through value-add acquisitions and ground-up development in markets demonstrating strong employment fundamentals, relative affordability, and high quality of life.
Under the direction of the Vice President, the Development Manager will be responsible for overseeing the day-to-day real estate development activities of the company. This position is based in Boise, ID with 50% travel.
Primary Responsibilities:
- Perform feasibility analyses of potential projects in close collaboration with the Acquisitions and Investment teams. Help inform and oversee the program and project strategy.
- Secure zoning and government entitlements required for development
- Interface with government agencies, neighbors, and other project stakeholders
- Lead the oversight and management of the external project team, e.g., architect & engineers, general contractors, attorneys, environmental consultants, utility companies
- Prepare and maintain pre-development and development budgets, and project schedules
- Assist with the preparation of construction financing applications
- Interview and select design teams, general contractors, and project vendors
- Negotiate and execute design, construction, and development agreements
- Assist in construction administration, quality control and financial reporting
- Prepare capital calls, draw requests, and financials for equity and lending institutions
Qualifications:
- MBA, MRED, MArch or related strongly preferred
- Real Estate Development, Finance, Design or Construction experience
- Ability to understand and review construction documents
- Self-motivated with a strong work ethic, follow-through, and accountability for results
- Ability to thrive in a multi-tasking, fast-paced, entrepreneurial environment
- Strong quantitative abilities with knowledge of financial modeling
- Ability to quickly adapt to changing and challenging situations
- Strong leadership and problem-solving capabilities
- Superb written and verbal communication skills, including presentation skills
